EXCLUSIVE BUYER BROKERAGE AGREEMENT: Sposen Realty & Development

PARTIES: Buyer(s) grant Broker (Sposen Realty & Development) the exclusive right to assist in acquiring real property as outlined below.

TERM: The Agreement starts on the executed date and terminates at 11:50pm six months from the executed date. If a property acquisition is pending on the Termination Date, the Agreement continues until the transaction closes or terminates. Brokerage will provide professional real estate services for any homes owned by Sposen Signature Homes and assist with contracts, negotiations, deadlines and closing. Buyer agrees to cooperate with Broker in accomplishing the objectives of this Agreement. Which includes but is not limited to scheduling viewings, open houses, obtaining written pre-approval from a qualified lender, and submitting all offers through the Brokerage.

COMPENSATION: Broker's compensation is 6% of the total Purchase Price, paid at closing. The seller typically covers compensation, shared with Buyer's Representative through MLS Agreements. If this Agreement covers compensation and Sposen Realty represents the sale, no additional commission is due. DISPUTE RESOLUTION: Unresolved disputes will be mediated, not arbitrated.
