Many buyers assume “pending” means they’ve missed their chance, but that’s not always the case. In fact, a pending home can return to the market for a variety of reasons, and with the right guidance, you could still land your dream home.
What Does “Pending” Mean?
When a home is marked as “pending,” it typically means an offer has been accepted, but the sale hasn’t officially closed. Several types of pending statuses exist, and each comes with a unique set of circumstances:
✔ Pending – All Conditions Met
This usually means the buyer and seller have reached an agreement, contingencies (like inspections and appraisals) have been cleared, and the home is on its way to closing. While most pending deals make it across the finish line, a few do fall through due to last-minute issues that are often unrelated to the home itself.
✔ Pending – Accepting Backup Offers
Some pending homes are still open to backup offers. If you’re serious about a particular home, your agent can submit a backup offer on your behalf. That way, if the original contract falls apart, you’re already in line to take the next step without having to start from scratch.
✔ Pending – Subject to Lender Approval
Not all buyers secure financing before making an offer. In these cases, the seller has accepted the offer, but the sale is contingent on the buyer’s loan approval. If the financing doesn’t come through, the home may return to the market.

When Is a Home Officially “Sold”?
A home is sold when closing is complete, the funds have been transferred, and the deed is recorded. Until that moment, there’s still a small chance the transaction could fall apart—although it becomes less likely the further along it gets.
