Don’t Have A Lot? Not A Problem!

If you already have a lot, wonderful! A part of the puzzle is already in place. Don’t have land? Not a problem! About half of our clients come to us without land. Here are common considerations we help clients assess when selecting land for their future home.

  • How much of your budget do you want to allocate to the lot purchase?
  • Do you wish to have a water view or have gulf access?
  • Do you want an over sized lot or corner lot?
  • Do you want city water and sewer, or a well and septic system?
  • How close to work, school or shopping amenities do you want to be?

Sometimes when you answer one question, you might find you have 5 more.  Don’t worry!  Our New Home Specialist team has extensive knowledge of our build areas, online resources to tap into, and years of experience doing this for homeowners just like you!  Working with your budget, our New Home Specialist will help determine the feasibility of where to start looking for a lot to build your home on.

Allowances

Most home builders include “allowances” in their home prices.  These allowances are only estimated costs associated with building on that lot.  These fees include; permit & impact fees, fill dirt, builders risk insurance, inspections, surveys, utilities and other lot specific costs associated with the development of that particular piece of land. These allowances are often not fully known before a lot is acquired, which is why a lot inspection is so important.

LOT INSPECTIONS

Unique to Sposen, we offer a courtesy drive by lot inspection.  We have a qualified team member put eyes on the lot, as well as use online resources to determine the best possible estimation for building on that specific lot.  During this process our team will also determine if there is any active wildlife on the property that will need to be assessed.  Not many builders will do their due diligence when it comes to lot prep estimates for their allowances.  Providing this service PRIOR to signing a contract, gives a better understanding for both parties of the estimated building costs for a specific lot.
